What Is DP1 Insurance?

A DP1 policy is usually considered a basic dwelling fire form. It is usually the least costly and is commonly used when a landlord or property owner needs named-peril protection for a rental home, vacant dwelling or selected investment property.

A DP1 policy may cover losses caused by specific perils listed in the policy, such as fire, wind, hail and selected additional causes of loss depending on the carrier and endorsements. Because it is usually narrower than DP2 or DP3 coverage, it is important to understand exactly what is and is not included.

Coverage forms for many Texas properties are available at this time. Forms may include DP1, DP2, DP3. BOP and Fire Insurance are also available.

Coverage can generally be effective the same day or the following day in many cases, subject to underwriting approval. Some markets allow electronic issue, while others may require a completed application.

Who May Consider Basic Dwelling Coverage?

Basic dwelling coverage may be considered by landlords who own lower-value rental homes, older properties, vacant homes, seasonal dwellings or investment properties where a narrower named-peril form may fit the owner’s budget and risk tolerance.

Some owners choose this basic dwelling form when they want protection against key perils while keeping premiums lower than broader forms. This can be useful, but it also means the owner should understand the tradeoff between price and coverage depth.

What Basic Forms May Not Cover

Tenants should carry renters insurance for their own belongings. A landlord policy generally protects the owner’s building and eligible landlord-owned property, not the tenant’s furniture, clothing or personal items.
