Texas DP2 Insurance Quotes
The DP2 policy is a dwelling policy commonly used for rental properties, seasonal homes and certain non-owner occupied properties that need broader protection than a basic DP1 form.
Insurance Plus is an independent retail insurance agency representing multiple insurance companies through agency contracts. We work directly with Texas landlords in our office, over the phone and online.
What Is DP2 Insurance?
A DP2 policy is commonly viewed as a broad named-peril dwelling form. It may offer more protection than a basic DP1 policy while still being more limited than a DP3 form.
The DP2 may be appropriate for landlords who want a practical middle-ground option for rental property coverage. Depending on the carrier and endorsements, it may provide coverage for fire, wind, hail, certain water damage, vandalism, collapse, loss of rents and other listed perils.
Coverage forms for many Texas properties are available at this time. Coverage forms may include DP1, DP2 insurance, DP3, BOP and Fire Insurance.
Coverage can generally be effective the same day or the following day in many cases, subject to carrier underwriting approval. Some markets may require a completed application.
Common DP2 coverage protections needed
- Main dwelling coverage for the rental property structure.
- Other structures such as detached garages, sheds or fences.
- Landlord-owned contents such as appliances, equipment and furnishings.
- Landlord liability options.
- Fire, wind, hail and broader named-peril protection.
- Loss of rental income due to a covered loss.
- Payment options including major cards, debit and EFT where available.
DP1 vs DP2 vs DP3 Coverage
DP2 is often the middle coverage form between basic DP1 protection and broader DP3 landlord coverage. It may be a good fit when the property qualifies for more than basic named-peril protection but the owner does not need or cannot qualify for a broader form.
| Coverage Feature | DP1 | DP2 | DP3 |
|---|---|---|---|
| Typical Use | Basic rental or fire coverage | Broader rental dwelling coverage | Broader landlord property protection |
| Coverage Basis | Basic named perils | Broad named perils | Broader form, subject to exclusions |
| Loss of Rents | May be optional | May be available | Often available or included by form |
| Cost Position | Often lowest | Middle option | Usually higher, broader protection |
Why Landlords Consider DP2 rental dwelling coverage
Many landlords choose DP2 coverage because it can provide a broader named-peril structure than DP1 without necessarily moving all the way to a DP3 form. This makes it useful for rental property owners who want balanced protection and cost control.
A DP2 policy may be considered for rental homes, seasonal dwellings, investor-owned houses and selected non-owner occupied properties. It can be especially useful when the owner wants coverage for more listed causes of loss than basic fire coverage.
Because Insurance Plus is an independent retail agency, we can help review available markets and underwriting options through multiple insurance companies. This can be helpful when roof age, prior claims, occupancy or property condition affect eligibility.
Broad Named Perils Explained
A broad named-peril policy covers the causes of loss listed in the policy. DP2 forms may include more covered causes than a basic form, but the policy still depends on the named perils, exclusions and endorsements.
Common covered causes may include fire, lightning, windstorm, hail, explosion, vandalism, smoke, accidental discharge of water and other selected perils depending on carrier form. Exact coverage should always be reviewed before purchase.
Replacement Cost and Actual Cash Value
Claim settlement provisions matter. Replacement cost coverage may respond differently than actual cash value coverage, which may account for depreciation. Roof settlement provisions are especially important in Texas because wind and hail losses are common.
Before selecting a policy, landlords should review valuation terms, roof age requirements, deductible options and whether replacement cost is available for the dwelling or other covered property.
Loss of Rents and Liability
Rental income can be an important part of the investment. If a covered loss makes the property temporarily uninhabitable, loss of rents coverage may help offset income disruption while repairs are completed, subject to policy limits and terms.
Landlord liability coverage may also be available. Liability limits, exclusions and optional endorsements should be reviewed carefully with your agent.
Texas Wind and Hail Considerations
Texas rental property owners should pay close attention to wind and hail coverage. Roof age, roof material, storm history, deductible structure and property location may affect both pricing and eligibility.
A property in North Texas may have different hail exposure than a property near the Gulf Coast. Insurance Plus can help explain available options based on property details and carrier guidelines.
Coverage and Payment Options
Insurance Plus and many of our insurance markets accept major credit cards, debit cards and EFT or ACH transactions. Available payment options may vary by carrier, program and billing plan.
Premium financing may be available on selected programs. Our agency can help review billing, down payment and policy issue requirements before coverage is placed.
What DP2 May Not Cover
DP2 coverage is broader than DP1 in many cases, but it does not cover everything. Common exclusions or limitations may include flood, earth movement, wear and tear, neglect, mold, sewer backup unless endorsed and tenant belongings.
Tenants should carry renters insurance for their own personal property. A landlord policy generally protects the owner’s building and eligible landlord-owned property.
